Asbestos Management Surveys

The Control of Asbestos Regulations 2012 places a legal duty on anyone with responsibility for the maintenance and repair of non-domestic premises, and the common areas of rented domestic premises, to manage the risk from asbestos. That duty begins with knowing whether asbestos is present, where it is, and what condition it is in.

Our asbestos management surveys are carried out in accordance with the HSE guidance publication HSG264 (Asbestos: The Survey Guide) and involve a thorough inspection of the premises, sampling of suspect materials, and analysis by a UKAS accredited laboratory. The results are compiled into a clear asbestos register that identifies every asbestos containing material (ACM) found, assesses its condition, and provides recommendations for how each ACM should be managed. We operate a fixed-price survey model, meaning the quote we give you is the price you pay regardless of how many samples are required.

Asbestos Re-inspections

Where an asbestos management survey has previously been carried out, the ACMs identified must be monitored periodically to check whether their condition has changed through accidental damage, wear and tear, or works carried out nearby. We carry out asbestos re-inspections to update the existing register, check the condition of all previously identified ACMs, and reflect any removal or remediation work that has taken place since the original survey.

Vacant Property Inspections

Unoccupied buildings present a particular set of risks. Most commercial insurance policies place specific requirements on landlords and property managers to carry out regular inspections of vacant premises, and failure to comply can invalidate your cover at exactly the moment you need it most.

Our vacant property inspection service is designed to meet those insurance requirements and give you a reliable, documented record of the condition and security of your unoccupied buildings. Each inspection covers general security checks on all access points, flushing of all water outlets to prevent the formation of Legionella bacteria, the observed condition of the general building fabric, evidence of graffiti or vandalism, water leaks and damp, fire and electrical hazards, and any other issues that could affect the lettability or value of the property.

Inspection frequency is flexible and can be set to meet your insurer’s specific requirements. Our reporting is clear and consistent, giving you the audit trail you need to demonstrate that your duty of care has been met. For clients managing large or geographically spread portfolios, we can coordinate inspection schedules across multiple sites and provide consolidated reporting to make compliance management as straightforward as possible.

Property Compliance Inspections

For property management companies, keeping on top of health and safety compliance across a managed portfolio can be a significant challenge, particularly where buildings have common parts and external areas that fall outside any individual tenant’s responsibility. Our Property Compliance Inspection service is designed specifically for this situation.

Our H&S consultants carry out structured audits of the common parts and external areas of managed buildings, checking for general hazards (trip and slip risks, lighting, condition of floors, stairs, handrails, and communal equipment) alongside a review of the inspection and testing records that responsible landlords and managing agents are expected to maintain. That includes fire alarm and emergency lighting test records, lift inspection certificates, water hygiene records, electrical installation condition reports, and any other statutory or insurance-driven documentation relevant to the building.

You’ll receive a clear written report for each building inspected, with findings prioritised by risk level and practical recommendations for remediation. For clients managing multiple properties, we can operate a rolling inspection programme and provide consolidated reporting across the portfolio, giving you a single, reliable view of compliance that you can share with building owners and insurers with confidence.
